 Well, on December 4, Tropicasa Realty will launch an online tool that puts the power of technology into the buyer's hands to make searching for bargains simpler and more time-efficient while offering discounts on air and hotels. Introducing the new and improved Investor Invitational website.
By going online to InvestorInvitational.com, consumers will discover a user-friendly site that fuses real estate search functions with a simple auction tool, similar to other popular online auction sites.
"In this stagnant economy, buyers are looking for a bargain. Instead of wasting their time previewing available properties and not really knowing the bottom-line price or how motivated a seller is, this tool brings together buyers that are looking for a bargain and sellers that need to sell together in one easy-to-use site while putting the technology into the buyer's hands," stated Wayne Franklin, President of Tropicasa Realty.
Everything is here in one place: a full description of available properties, visual tours, comparative market analysis of similar properties - everything needed to help make a decision on investing. If a client would prefer to personally preview the properties before deciding, the site also offers discounts on air and hotel not available to the general public.
Then once a decision is made, investors can make online, real-time bids on available properties, usually open for bidding for 45 to 60 days. The minimum bid for any given property is $1.00 USD, and each property has a Reserve Bid which must be met. Reserves can be substantially below the Listing Price (which is shown in the heading of each property) and can yield incredible discounts.
Like in any other auction, the high bid wins. So if somebody outbids you in the process, they will get the property. Of course, you can always raise your Maximum Bid at any time during the open auction to ensure that you get the property over somebody else or a standard offer on the property can be placed apart from the auction prior to a bid being submitted as well.
Currently, there are over 30 properties available with more being added each week. Listing a property on the site is open to all current clients of Tropicasa Realty, non-clients and brokers.
