Is Now the Time to Buy Puerto Vallarta Real Estate?

Puerto Vallarta, Jalisco, Mexico - Due to the changes that have taken place in the real estate market over the last several years, real estate in Puerto Vallarta is currently a great value. Properties around Banderas Bay can now be purchased at much more affordable prices than in the past several years, making possible what in the past may have looked like an "impossible mission."

People that had been looking for a "Great Deal" that would make it possible for them to purchase property in Puerto Vallarta and surrounding areas are now finding that their dreams of owning a retirement or vacation home are finally coming true!


Now is the Time! Trying to time the market to make your real estate purchase at the very bottom is critical for a large number of home buyers since it has taken a lot of effort and time to even get to the point of really considering it. In most of the cases, this is due to financial reasons, and buying at the very bottom only works if you happen to have a crystal ball that actually works...

It's been proven that its always better to buy real estate in a 'down market,' even when you are not sure if it will keep going down, than to buy when the market is starting to make its way up. Historically, when the market is making its way up either the right location or the right unit within that certain location has been sold, or sellers will not negotiate as much as when the market is going down.

The inventory in Puerto Vallarta has not started to shrink yet, that's a fact, but it is also a fact that the number of properties sold over the last 2 years has dramatically increased, and there has been a significant increment in sales of brand-new and never-lived-in properties. This is very visible around the bay with all of the new developments that are currently under construction. It seems that the developers have learned their lesson and adapted to what is now a "Full Buyer's Market." Most of the new developments are selling more than 50% of their inventory before completion, and quite a few of them had completely sold out before they started delivering units to purchasers. The main reason for this is the great value in price and quality that the developers offer.

Another key reason to buy now is that even at "Full Buyer's Market" prices had been stable in the bulk of the market, there has not really been a decrease in the last 2 years. Yes, there have been special cases, where dramatic negotiations or price reductions had taken place, but the reality in most of those cases was that the properties were overpriced and/or were for sale for a long period of time and eventually those sellers had to give up to get the property sold.

But the truth of the matter is that prices have stabilized at a lower range and there are no real signs of it going any lower. In fact, we have seen many cases in which investors purchase in the current market, make some minor changes to the property, and then sell it shortly thereafter in the same market at a substantial profit.

Why own? Think about it for a minute. You generally have three choices in a beach destination like this, rent a property, buy a home, or buy a vacation property that rents well that you could enjoy too. When you rent, you pay every month to live in someone else's home, but you will never see a return on all the dollars you spend on rent. Owning your own home means the dollars you spend every month will, over time, accrue back to you in the form of equity in your home, and in many cases you will see some return on your investment in the form of rental income AND in the form of equity in your home, depending on the property.

While the past several years have made it abundantly clear that real estate doesn't always appreciate in value year after year, it's also very clear that over the long haul, real estate prices will stabilize (like now) and eventually rise again.
