Mexico, Tulum, and Akumal's Real Estate "Secret"

Playa del Carmen, Mexico - There is an area between Playa Del Carmen Mexico and Tulum Mexico near Akumal. The town is called Chemuyil. It is a sleepy little village of less than 1,000 people. In the town you will find only a few stores, restaurants, and some fruit stands. This is not an area that is known about or well traveled by the tourists.
The "secret" is next to Chemuyil where there is a private subdivision of 234 homes. The homes were built for Mexican people to be able to own their first home. To qualify they had to show they had been on their job for a certain length of time, show they had been paying into the Mexican social security for that time, and most importantly they had to produce a down payment of 60,000 Mexican pesos (about 6,000 U.S. dollars). In the 3 or 4 years this program was available very few people qualified or had the down payment. There were even fewer that had the cash to pay in full. In 4 years only 44 homes were sold leaving 189 homes sitting.
In 2006 the government dropped the program since it was not working. Also, why would a Mexican buy a home near Chemuyil which is 25-30 minutes away from Playa Del Carmen when they could easily buy through the same program in the city limits of Playa Del Carmen? It simply did not make sense.
This is great news for foreigners looking for a 2nd home or vacation home. The government released these homes to a local realty company giving them the exclusive sales contract. BG Realty, Mexico Tulum is now able to offer homes to U.S., Canadian, European, and other foreigners. The "secret" is that anyone can afford to own one or more of these homes. The price is only $37,500USD. The homes are 2 bedroom 1 bathroom with about 650-700 sq. feet. All have good title and utilities including phone lines. It is just across highway 307 next to Chemuyil (about 5 minutes South of Akumal and 2 minutes North of Xel-Ha). Incredibly it is less than a 10 minute walk to the beach. The homeowner is then allowed to add a front porch, back porch, 2nd level, etc. In this way the owner can customize it.
Rob Wilson of BG Realty says, "It is amazing to think that in 2007 a person can purchase a home in the Riviera Maya, furnish it, and upgrade it the way they want for probably less than $70,000USD total investment and still be this close to the water."
With real estate obviously it is always about location. How about owning a home for less than $40,000USD that you can walk to one of the most beautiful beaches in the caribbean and several cenotes? Wilson states, "obviously the sooner someone jumps on this the better selection, price, and location they have. The general opinion from the real estate community in Tulum is that these homes will not be available long at such an attractive price."
