Puerto Vallarta, Mexico – How does one choose a realtor when pondering owning/living in Puerto Vallarta? Here are a few tips that I have found helpful over the years, all of which can be done in advance on your computer or phone before you get to PV! Here is what I would look for:
1. Good response time – when you go to his website and ask a question, does he make every effort to respond quickly and relevantly? Keep in mind realtors work out of the office with clients so “same day” is good, but you want a realtor that then gives you a way to reach them quickly for any questions. WhatsApp is a free texting/calling program that works well internationally. This “real time” response can really help when you need to chat with someone you trust in the language you prefer.
2. Does he listen well? When you ask for specific things regarding the real estate property you are interested in, does he answer well or just send some “canned response?” When you narrow it down you might do well to set up a phone call to see if you have good chemistry to work together. Having someone that really “gets you” is key!
3. Does he seem to push his own real estate? Many agencies attempt to get you to buy their listings (they make more money that way)! You want someone who is genuinely trying to find you the right property regardless of whose listing it is.
4. Are they active members in our real estate association, or just part-timers with no real expertise? Here in Puerto Vallarta, we have a real estate association called “AMPI” with ongoing training and an honor and justice committee. The rules are rigid, the agents must take many hours of ongoing training annually, and the level of expertise (from homes to lifestyles) is especially important when you consider purchasing a tropical getaway.
5. Are they experienced? Have they bought and sold themselves? Do they speak the language? Know about health care, insurance, immigration, etc.? All of this is vital information to help you decide if you are making the right move.
6. Are they successful? Believe it or not, the “80/20 rule” applies in Real Estate; a surprisingly small percentage of agents sell the vast majority of homes! These agents have proven year after year that they are worth their weight in gold. They are the hardest workers, the creative ones, the experienced problem solvers! You want to work with the proven best.
7. How about referrals? If someone you know has had a great real estate experience with an expert, referrals are truly invaluable! However, some people in trying to be helpful, might recommend their favorite friend to “party with”! Investing is business, work with the best. You can party with the friends later from your very own terrace!
8. Once you have decided on an agent, work exclusively with that person. They will have access to every listed property on the bay and the loyalty bond will be valuable to both of you. Working with multiple agents accomplishes nothing if you are already working with a pro. Having a trusted confidant “that has your back” is much more valuable than “playing the field”.
