Puerto Vallarta, Mexico – After 27 remarkable years of ownership and management, Margaret Parrish and Jon C. Jones have sold two of Puerto Vallarta’s most iconic beachfront properties, Quinta Maria Cortez (QMC) and Casa Tres Vidas (CTV).
The neighboring properties, renowned for their rich history and stunning coastal locations just minutes south of the Zona Romántica, will now embark on an exciting new chapter under the stewardship of Alex Andriadis and Tatiana Rodriguez Anderson.
These properties, beloved by loyal guests and celebrated for their unique charm and panoramic views, will be reimagined as a single high-end boutique hotel. The transition promises to honor their legacies while introducing fresh ideas for the future of Puerto Vallarta’s luxury hospitality scene.
A Family Legacy Comes Full Circle
Quinta Maria Cortez, often hailed as one of Puerto Vallarta’s most distinctive “Mexiterranean” properties, has been sold to Alex Andriadis. Alex’s connection to QMC is deeply personal – his grandmother, the legendary Silver Cortez, originally built the property in the 1970s.
As a child, Alex spent time at QMC, and his acquisition marks the return of this storied estate to its founding family. “Margaret and I couldn’t be happier to see QMC return to Alex and the family who built it. Silver would be proud to see her beloved property back in his hands,” said Jon.
Alex, a seasoned hotelier, owns and manages two notable properties in Puerto Vallarta: the boutique hotels Riviera del Rio and Garlands del Rio. His expertise and dedication to hospitality will guide the next phase of QMC’s journey.
A Perfect Fit for Casa Tres Vidas
Casa Tres Vidas, built by renowned New York designer Hassie Hester and famously featured in Architectural Digest in 1976, will be owned by Tatiana Rodriguez Anderson. A third-generation Yelapan, Tatiana has deep roots in the region. Her mother, Electra, was a close friend of Silver Cortez, further entwining the histories of the two properties.
Tatiana’s connection to hospitality runs deep. Her great-great-grandmother, Margaret Boyle Anderson, founded the Beverly Hills Hotel in the late 1800s, which the family operated until 1920. On her father’s side, her grandfather, Victor Rodriguez, built two of Yelapa’s first hotels: Buena Vista (where Tatiana was born in Room #4) and Luna Azul, which she has reimagined into ILAMACOA, opening in February 2025.
Tatiana also ran her family’s restaurant, Chicos on the Beach, for a decade. In 2019, she founded Yelapa’s Museum of Art, History, and Culture, as well as Diosa Mar, a sustainable swimwear brand inspired by nature and crafted in Mexico.
“Tatiana is the perfect fit for CTV,” said Parrish. “Her local ties and hospitality experience will ensure the property’s continued success.”

Quinta Maria Cortez and Casa Tres Vidas have played pivotal roles in Puerto Vallarta’s cultural and tourism history. QMC has hosted countless celebrities, photo shoots, and events, earning recognition as one of the “Top Properties” on TripAdvisor and “One of The Most Unique Inns in PV” in global travel publications, while CTV has long been a favorite for weddings and special occasions, with its timeless design captivating visitors for decades.
The new owners, Alex and Tatiana, are committed to preserving the rich heritage of these buildings while transforming them into a unified boutique hotel that will offer unparalleled service and sophistication.
