Pay Early to Save on Your 2026 Puerto Vallarta Property Taxes

Puerto Vallarta, Jalisco, Mexico – Property taxes can make many Canadian and American homeowners uneasy, but in Mexico, they remain affordable – and in Puerto Vallarta, paying early in 2026 comes with added savings.

As part of the El Gobierno del Bien te ayuda a ahorrar (Government of Good Helps You Save) campaign, the Puerto Vallarta Municipal Government is offering timely-payment discounts on 2026 property taxes during the first two months of the year. The initiative is being carried out by the Municipal Treasury under the Luis Munguía administration.

This initiative provides a clear financial advantage for those who act early. Residents who settle their 2026 property tax obligations during the month of January will benefit from a 15% discount. Those who wait until February still enjoy a notable 10% reduction. To access these lower rates, property owners must ensure their accounts are currently in good standing with no outstanding balances from previous years.

To facilitate this process, the city offers several convenient physical locations for in-person payments, including City Hall in the downtown area, the UNIRSE building in Fluvial, and the Los Portales municipal office.

Those planning to pay in person should arrive prepared with a copy of their tax records from previous years. It is important to note that the treasury cannot accept personal checks or foreign currency; payments must be made in Mexican pesos.

For homeowners who prefer a more modern approach, the city’s online payment portal offers a streamlined alternative. All required information can be found on the previous year’s tax bill, which new owners typically receive as part of the closing documents provided by the notary. New residents can find the necessary account details on the tax documentation provided by their notary during the closing of their home purchase.

Beyond the general early-bird incentives, the city has reaffirmed its commitment to supporting vulnerable populations through deeply discounted rates. Mexican citizens aged 60-74, retirees, individuals with disabilities, and widows or widowers are eligible for a 50% reduction.

The savings increase with age; residents between 75 and 79 receive a 60% discount, while those 80 and older can see their tax burden reduced by up to 80%. These preferential rates also extend to social assistance institutions and religious associations.

These preferential discounts apply to residential properties with a cadastral value of up to 2 million pesos, as established in the Municipal Revenue Law for the 2026 fiscal year. The cadastral value reflects factors such as land value, construction, age, size, quality, and location.

With early-payment discounts, expanded payment options, and continued support for seniors and other eligible groups, the 2026 property tax program offers residents a clear opportunity to save while helping sustain the services and improvements that keep Puerto Vallarta moving forward.
